Q. Why do I need professional property managers?
A. Not everyone does! Many landlords are great at managing their own properties, the key is do they have their own time? By employing professionals to manage your own properties you can add value, get advice and achieve greater returns, that’s why RMNZ should be at the top of your list!
Q. Does RMNZ provide a letting service?
A. Yes. And are payable by a prospective tenant.
Q. What do I need to do if I want to inspect my property?
A. You are required to issue 48 hours notice to your RMNZ property manager prior to an inspection of your property and then you may inspect between the hours of 8am and 7pm.
Q. Who will manage my property?
A. Here at RMNZ we have a new Business division that handles all new managements. This is a highly experienced team that can provide the one-on-one service that or landlords require and expect.
Q. What does a tenant have to do if something needs repairing?
A. They contact their RMNZ property manager by telephone or email and advise them of the problem. A contractor will be notified of the issue and will then organise with the tenant to arrange a suitable time to repair the problem.
Q. What happens if I decide to sell my property?
A. The tenant has to be issued with a letter stating your intentions. The RMNZ property manager will talk to the tenant about suitable access for potential purchasers and, with their agreement draw up a plan for this arrangement. Often investment properties pass onto other investors and the RMNZ property manager will be happy to provide advice on this. If the property is sold and the purchaser requires vacant possession, the tenant will be issued with 90 days written notice. Should the tenant wish to leave earlier they are bound by the Tenancy Agreement to provide you with written notice in conjunction with the terms of the TA.
Q. How often will you inspect a managed property?
A. We conduct quarterly inspections. A comprehensive report will be sent to the owner once this has been carried out along with any maintenance issues.
